Cleaning shows up in 54% of deposit disputes that reach adjudication, on Tenancy Deposit Scheme figures published by the NRLA. Only about 1% of deposits ever get that far, and that is the point: most cleaning deductions are settled between a tenant and an agent, on the evidence in front of them. A five-week deposit works out at roughly £3,013 in Wandsworth and £2,911 in Lambeth on the ONS private-rent figures for June 2026, so the cleaning line is worth a lot more than the clean.
