Carpet steam cleaning is priced per room: bedrooms and living rooms from £30 each, the hall, stairs and landing from £25 as one job. A thorough vacuum is already included in every clean, so only book the steam clean if your check-in inventory shows the carpets were professionally cleaned, or they carry marks beyond fair wear and tear. We confirm the exact number with your quote, before we start.

What Moves The Price
Why quotes vary from one street to the next.
Condition matters more than postcode, but the area shapes the job. New-build flats at Nine Elms and Battersea Power Station mean concierge access and lift bookings, so timing needs more planning. Shared flats around Clapham North and Clapham Junction carry more bedrooms and more inventory per property. Period stock in Clapham Old Town and around Abbeville Road has original floors, deep skirtings and sash windows that take longer to do properly.
None of that changes the ladder above. It changes how long we're there, and we price that before we start, not after.

Are your prices fixed or can they change?
The prices shown are fixed for a property of that size in standard condition. If a property has been left heavily soiled, or a conversion turns out to be far larger than the bedroom count suggests, we may need to adjust the quote for the extra time. We always confirm the final price before starting work, in writing.
What payment methods do you accept?
Bank transfer and card. Payment is due on completion, once you are happy with the work. For landlords, letting agents and larger jobs we can discuss alternative arrangements.
Is oven cleaning included in the price?
Yes. The oven is cleaned inside and out as part of the price, including the cavity, racks, trays and door glass. It is the appliance inventory clerks check first, so charging extra for it would be selling you back the thing that decides the outcome. Range cookers and double ovens we quote on the call, because they genuinely take longer.
Do you charge extra for carpet cleaning?
The end of tenancy clean includes thorough vacuuming of all carpets. Professional carpet shampooing or steam cleaning is an add-on from £30 per room. Check your check-in inventory before you buy it: you owe the property the standard you received, so if the carpets were not professionally cleaned when you moved in, you may not need it.
What if I need to cancel or reschedule?
Moving dates move, we know. Give us at least 72 hours notice and there is no charge. Less than 72 hours may incur a fee to cover the slot, which in the last week of the month we could otherwise have filled.
Do you offer discounts for multiple properties?
Yes. We do discounted rates for landlords and letting agents running several properties. If you manage a portfolio across Clapham, Battersea or Balham, get in touch and we will work out a rate for the volume. Worth knowing if you are a landlord here: Lambeth's selective licensing has covered all four Clapham wards since September 2025, and Wandsworth has licensed the Northcote area since April 2026.
Is there a re-clean guarantee included?
