What it is

What fire damage cleaning covers.

Fire damage cleaning is the removal of smoke residue, soot and heat damage from a property, and it always covers more of the building than the fire did. Smoke moves. It goes into fabric, carpet, plaster, ductwork, the backs of fittings and the voids, and in a house split into flats it goes up the common stairwell into homes that never saw a flame.

Ordinary cleaning does not shift it, and the smell returns every time the heating goes on. A property cleaned only where the marks are can look finished and still be unsellable, unlettable and unpleasant to live in weeks later.

The teams we refer to work with degreasers, dry-sponge soot removal, extract and duct cleaning, and ozone or hydroxyl odour treatment. Most of this work is paid for by an insurer, so the documentation carries nearly as much weight as the cleaning.

When you'd need this

When a fire needs a specialist rather than a clean.

Nearly every call about this arrives in the middle of a claim. These are the fires we hear about most across SW4, SW11 and SW12.

  • A kitchen fire: a pan, a grill, a faulty appliance. Still the most common domestic fire by a distance.
  • An electrical fire in a consumer unit, a socket, an extension lead or something left on charge.
  • A candle or open flame in a bedroom or a living room.
  • Smoke from a fire in the flat below, above or next door, where your home is damaged and the fire was never yours.
  • A fire in a communal area or bin store of a converted house or a mansion block, where the freeholder is the one claiming.
  • Arson, once the police have released the property.
  • A tenant-caused fire in a let property, with a landlord claim behind it.
  • A shop, salon or restaurant unit on a high street parade with flats above it, where the smoke went upstairs.

The work

What happens on a smoke-damaged property.

The work runs in layers, from assessment through residue removal to odour, and the order matters. Clean the surfaces before the ducts are done and the smell comes straight back out of the vents a fortnight later.

Assessment maps three zones: what burned, what the smoke reached, which is always larger, and anything structural that needs a surveyor before cleaning starts. In a converted house that map usually crosses into the stairwell and the flats either side, which is the point at which the freeholder's insurer joins the conversation. Photographs are taken throughout for the claim.

Soot comes off dry first. Specialist sponges lift it from walls and ceilings without smearing it into the plaster, and heavier deposits are then degreased with industrial chemistry. Carpet, curtains and soft furnishings are judged item by item: what can be saved is cleaned and treated, what cannot is bagged, photographed and itemised for the insurer.

Extract and duct cleaning is the part that decides whether the smell comes back. Kitchen extract runs, bathroom fans, trickle vents and any ducted system hold smoke deposits and release them for months. Skipping it is the single most common reason a fire-damaged flat still smells in September after a June fire.

Odour treatment follows, with ozone or hydroxyl equipment. Ozone is stronger and needs the space empty while it runs. Hydroxyl is slower and can run with people in the building, which matters in a converted house where the flat upstairs is occupied and nobody has anywhere else to go. Both work on the smell itself rather than covering it.

Documentation runs alongside all of it: scope of work, photographs, an itemised list of what was disposed of, and a completion certificate. Where the policy allows it, the team deals with the loss adjuster direct.

  • Zone assessment (burn, smoke, structural) with photographs the insurer can use.
  • Dry-sponge soot removal from walls and ceilings before any wet work starts.
  • Industrial degreasing for heavy residue.
  • Item-by-item decisions on carpet, curtains and furnishings, with disposal itemised for the claim.
  • Extract, duct and vent cleaning so the smell does not return.
  • Ozone or hydroxyl odour treatment, chosen around whether the building can be emptied.
  • Scope of work, photographs and a completion certificate for the insurer, the freeholder or the agent.

Process

From your call to a property back in use.

1. You tell us about the fire

The form, photographs of the affected rooms if it is safe to take them, the cause if it is known, and whether a claim is already open. Add the building type, because a flat in a converted house, a mansion block and a managed tower change who has to authorise the work.

2. We ring you and brief the team

Mon to Fri 9 to 5, inside the hour. Weekends 11 to 3 by arrangement. Outside those hours, by 9am the next working day. We get the scope, the claim status and the access straight, then hand the brief to the specialist team.

3. Assessment and insurer paperwork

The team attends, assesses the three zones and produces the scope of work your insurer or the freeholder needs. If a claim is open they deal with the adjuster. If it is not, they can tell you what a policy like yours normally covers before you decide whether to claim at all.

4. Work booked and completed

One to two weeks from assessment to finished is typical, longer where structural work has to happen first. You get a completion certificate at the end, which insurers, freeholders and letting agents accept as evidence the work was done to standard.

Why come through us

A claim is enough to manage on its own.

Mid-claim is the worst possible time to be comparing three scopes of work, chasing three quotes and explaining the same fire to three strangers. We do the matching once, on our side, and hand you the team that fits the job.

The fit is not decorative. A tenanted flat that has to be re-let has a different priority to a family home the family is still living in, and a leasehold flat where the freeholder insures the building needs a team that will write one scope both insurers can read.

The team handles the adjuster, but our brief means they arrive at the assessment already knowing the claim status, the access and the deadline. That usually saves several days at the front end of the job.

It costs you nothing. The team quotes the insurer or quotes you direct, and we are paid by them for the introduction, so nothing we do sits on your bill. We name the firm and tell you what we checked before they attend.

Pricing

How fire damage work is priced.

This is priced after somebody has stood in the property, not from a form. The figure follows the size of the burn zone, the much larger smoke zone, what has to be replaced rather than cleaned, and how contaminated the extracts and ducts are.

Most of these jobs are paid by an insurer rather than by the customer. If you hold home or landlord cover with fire included, the team quotes the insurer and bills them. You may have a policy excess, which is a figure your own policy set long before the fire and is not a charge from us or from the specialist.

Where there is no cover, a lapsed policy or a declined claim, the team quotes you direct and we add no markup to it. In a leasehold flat, settle who holds the buildings policy before you pay for anything yourself, because in most conversions and mansion blocks around here that is the freeholder or the management company.

Our partners

Who actually does the work.

We do not carry out fire damage cleaning ourselves, and we will not pretend otherwise. We refer it to vetted specialist teams who cover South West London and travel. Which team gets the job depends on what the case actually needs, who can be at the property in the window you have, and whether anyone is living there.

Lead specialist for fire damage cleaning: a vetted specialist team that covers South West London. Fire work goes to a team we have checked on documentation as well as method: a scope of work, a photographic record and a completion certificate an adjuster will accept, alongside the extract and odour equipment the job needs. We check insurance, waste licensing and, where the property is occupied, DBS status, and we tell you the firm and what we checked before anyone attends.

Also available: a travelling specialist team and a second vetted team on the same checks. Used where a job needs certification, equipment or capacity that the South West London teams do not hold. Used when the first team is committed elsewhere, or when the job needs a bigger crew or a longer run of days.

You don't pick the team yourself. On our call after you submit the form we match your case to the right one, tell you who it is and what we checked, and hand over the brief. You pay them directly. We never add a markup.

Related specialist services

Fire Damage Cleaning cases often overlap with other specialist work.

Specialist cases rarely fit one category cleanly. If your situation involves more than one of the services below, mention it on the form. We'll match you to a specialist who handles both, or connect you with two partners working together.

  • Post-build cleaning. A fire that takes out a kitchen or a roof ends in a rebuild, and a rebuild ends in a handover clean. The two jobs are often booked as one sequence.
  • Severe mould removal. Firefighting water and burst pipes leave a lot of moisture in a period building, and mould shows up in the weeks afterwards rather than the days.
  • Biohazard cleaning. A fire with a casualty, or one that stood for days before anyone got in, needs biohazard protocols running alongside the soot and smoke work.

FAQ

Fire Damage Cleaning FAQs

Common questions about fire damage cleaning in Clapham, Battersea and Balham.

Will my insurance cover the cleaning?

Usually, if the policy is live and includes fire. Smoke and fire damage cleaning is standard cover on most UK buildings and contents policies. The team quotes your insurer direct and produces what the loss adjuster asks for. In a leasehold flat, find out first whether the buildings claim is yours or the freeholder's.

How soon can the work start?

Assessment is normally inside 24 to 48 hours of the team speaking to you. Cleaning starts once the insurer has signed off the scope, which is often a few days after that. Mon to Fri 9 to 5 we ring you back inside the hour of the form landing.

Why does the smell keep coming back?

Because the residue is in the building rather than on it, and nine times out of ten the reason is extract and ducting that nobody cleaned. Once the ducts, fans and vents are done and the property has had ozone or hydroxyl treatment, the smell does not return. If it does, the duct work was skipped.

What happens to clothes, curtains and furniture?

Anything salvageable is cleaned and treated, including textiles that smell rather than look damaged. Anything beyond saving is bagged, photographed and itemised so the insurer can settle the replacement. Do not throw things out before the assessment: unphotographed items are much harder to claim for.

Do we need a surveyor first?

Only where the fire touched the structure: charred joists, a compromised ceiling, heat-damaged steel or brickwork. The team flags it at assessment and stops. Most domestic fires do not need one, and a contained pan fire almost never does.

Can we stay in the flat while the work happens?

Sometimes. Ozone treatment needs the space empty for a few hours per zone, so it is run room by room or overnight. Hydroxyl is slower and can run with people in the building, which is often the answer in a converted house where the neighbours cannot go anywhere.

The fire was in the flat below mine. Who sorts my flat out?

Your contents are your claim, the building is normally the freeholder or management company claim, and the two often sit with different insurers. The team can write one scope of work covering your flat and the communal parts so both sides can read the same document, which is usually what unsticks these.
