What post-build cleaning covers.
Post-build cleaning is the clean that happens after the trades have gone: after a side return, a loft conversion, a kitchen, a bathroom, a whole-house refurbishment or a new-build handover. Dust from cutting plasterboard, sanding timber and drilling brick is far finer than household dust and it holds onto surfaces electrostatically. Domestic equipment moves it around the room. Specialist equipment takes it out.
The scope is every reachable surface rather than the ones people look at: walls, ceilings, floors, fittings, glass, tiles, sockets, vents, rails, tracks and the tops of the doors. Plaster splashes on tile, paint flecks on glass, silicone smears on a worktop and mortar on a new floor are all part of it.
This is normally the last job before somebody moves in, whether that is the family coming back, an incoming tenant or a buyer at handover. It is the difference between a build that is finished and a build that has stopped.

The work
How a handover clean is actually run.
It runs top down, room by room, in an order that does not put dust back onto something already finished. Anyone who starts with the floors is doing them twice.
Vacuuming is done with HEPA-filtered machines rather than domestic vacuums, which pass the finest dust straight back out into the air. Walls, ceilings, light fittings, the tops of frames, rails and every ledge get vacuumed, not just the floors. Dust left on a ceiling drops as soon as the heating goes on, which is why a build cleaned cheaply needs cleaning again a fortnight later.
Hand wiping follows the vacuum, with the product matched to the surface: damp microfibre on most things, glass product on glass, and the right treatment on stone, quartz or stainless steel. Sockets, switch plates, vent grilles and window tracks are done individually, because a cloth passed over them only redistributes what is in them.
Builder marks come off with the appropriate chemistry, and on glass a blade is used where paint or silicone has set hard. New chrome, glass and stone pick up water marks quickly in this supply, which is hard across the whole Thames Water region, so surfaces are dried off rather than left to air dry with scale drying onto them.
Glass is done inside and out where access allows, with tracks and trickle vents vacuumed and wiped, and extract grilles taken off, cleaned and refitted. On a converted house or a mansion block the team also cleans back the communal stairs and hallway the trades walked through, which is usually what the other residents and the managing agent are actually annoyed about.
Floors go last: full vacuum, then the right mop, polish or seal for the material, and steam on carpet where it needs it. Then a walk-through with you or with the builder before sign-off.

The form, photographs of the finished work, the scope (extension, loft, refit, whole-house, new-build handover), the property type, and your handover or move-in date. If the snagging list is still open, say so.

3. Price and a slot
The team prices on size, scope and condition, and books the clean to land after the trades and before the handover. Most residential post-build cleans are one to three days.
4. Clean and walk-through
Top down through the property, then a walk-through with you or the builder before sign-off. In a controlled zone the van and the waste run get planned into the day: Wandsworth trade parking can be bought the same day, Lambeth's trader voucher has to be verified in advance.

Priced on size, scope and condition. A one-bedroom flat after a kitchen refit sits at the low end. A whole-house refurbishment or a commercial fit-out is a different order of job. The team prices from photographs or a walk-through rather than from a floor area alone, because condition drives the hours more than square footage does.
Check what your builder's included clean actually covers before you pay for the same thing twice. A sweep through and a bin run is a common inclusion and it is not a handover clean. If the snagging list has dust on light fittings and marks on glass on it, that gap is what you are looking at.

Should the builder include the handover clean in their quote?
Some do, plenty do not, and a fair number include a sweep through and call it a clean. Read the scope you signed. If you want the property genuinely ready to move into rather than tidy, a specialist post-build clean is what gets it there.
How long does a post-build clean take?
It depends on size and condition. A one-bedroom flat after a kitchen refit can be a day. A four-bedroom house after a whole-house refurbishment is normally two to three days. A commercial fit-out can take a week. The team confirms the timeline with the price.
Can the clean happen while snagging is still going on?
Usually not, because snagging makes fresh dust and the clean then has to be repeated. It is better to book the clean after snagging is signed off, even if that moves the move-in date by a day or two.
What is the difference between a post-build clean and a deep clean?
A deep clean deals with grease, grime and lived-in residue in an occupied property. A post-build clean deals with construction dust, builder marks and every-surface finishing before anyone occupies it. Different equipment, different chemistry, different order of work.
Do you clean the windows outside as well?
Where access allows, yes. Ground floor and ground-accessible glass is done outside as standard. Upper floors need external access, whether that is a pole system, a scaffold still standing or a window-cleaning team, and the specialist prices that separately.
The flat is a new-build handover. Is that the developer's job?
It normally sits with the developer, but the level varies a great deal. Many hand over after a final clean that is closer to a builder's sweep, which is why dust on light fittings and marks on glass end up on so many snagging lists. A specialist clean is what clears those items.
What about the communal stairs the builders used?
Ask for it in the scope. In a converted house or a mansion block the trades carry dust down a shared stair every day, and the mess in the hallway is what the neighbours and the managing agent notice. It is a small addition to the job and it saves a difficult conversation.
