Published prices, no haggle
Affordable end of tenancy cleaning in Clapham.
Affordable is not the smallest number on a results page. It is the number you actually pay once the oven, the extras and the return visit are counted. Ours are all published: fixed prices from £169 to £355 with five bedrooms and up from £425, the same ladder in all ten areas we cover, and a 48-hour re-clean guarantee behind every job.
Checked September 2026.
Every price published, oven included. Nothing added on the day. 48-hour re-clean guarantee.
Comparing quotes
Why the cheap headline is rarely the cheap price.
The cheapest published two-bed price in this field is £145, and on that offer the oven is a £65 extra. Put the oven back and the like-for-like figure is about £210. Ours is £245 with the oven cavity, racks, trays and door glass already inside it, so the real gap is £35 rather than the £100 the headline implies. We are not the cheapest and have no intention of claiming to be. We would rather you could work out what you are actually comparing.
Undoing a headline price takes about a minute. Add back every item the checkout will be marked on: the oven, the insides of cupboards and wardrobes, limescale on taps, screens and shower heads, window tracks and frames. A quote that charges separately for those is a smaller piece of work with the same title on it. Then ask two questions. Is the scope in writing, or was it a number on a phone call? And if the agent marks something, does the firm come back for nothing?
- A price given only over the phone and never in writing
- A headline that leaves out the oven, the item most often written up at checkout
- No guarantee, or a return visit that carries its own charge
- Cash up front before anybody has asked about the condition of the property
- A quote with no questions about size, bathrooms, pets or parking
What we publish
The full ladder, with the add-ons next to it.
Every number we charge is on the site: studio £169, 1-bed £195, 2-bed £245, 3-bed £295, 4-bed £355, and five bedrooms or more from £425. The add-ons sit next to them at their real prices: fridge or freezer £30, washing machine or dishwasher £25, pets £25, carpet shampooing from £30 a room with the hall, stairs and landing counted as one run at £25. The oven is in the base price at every size.
Several of the firms competing for this search in Clapham publish nothing at all and quote by phone or by form instead. That is their choice and it works for them. Ours is that the number is on the page before you speak to anybody, confirmed in writing before we start, and unchanged on the invoice afterwards. Sitting behind that number are three things: the 48-hour re-clean, a timestamped photo set of the finished property, and an itemised receipt. Together they are what stops one cheap clean becoming two.
- Studio £169, 1-bed £195, 2-bed £245, 3-bed £295, 4-bed £355, 5+ from £425
- Oven cavity, racks, trays and door glass: included at every size
- Fridge or freezer £30, washing machine or dishwasher £25
- Pets £25, carpet shampooing from £30 a room, hall, stairs and landing £25
- Limescale removal on taps, screens and shower heads: included, because the water here is hard
Paying less
Three honest ways to pay less.
Book ahead rather than late. A planned slot costs exactly the same as a scramble, but the scramble is where an extra charge can come from, because fitting a late booking in sometimes means moving other jobs. Month end is the crowded window here and the last Friday goes first.
Split it in a share. One booking covers the whole property, so a three-bed at £295 is about £98 a head between three and a four-bed at £355 is about £89. Four people paying £89 each is a cheaper checkout than four people each buying products and losing a weekend to it.
Do the unskilled half yourself. Empty every cupboard and wardrobe, clear the surfaces, get the rubbish out, and start the freezer defrosting the day before. None of that needs a professional, and all of it eats the hours we would otherwise spend before reaching the work an inventory clerk is going to check.
Then read your check-in report before you buy any add-on. You owe the property the condition you were given, not better than it. If the carpets were not professionally cleaned when you arrived and there are no marks or odours, you do not need to hand them back shampooed. Whichever way that lands, the oven is already paid for, so it is one line nobody has to weigh up.
- Book early: the last Friday of the month is the slot everybody wants
- Split one fixed price in a share: about £98 each on a 3-bed, about £89 on a 4-bed
- Do the clearing and the defrosting yourself so our hours go on the checkout lines
- Check the check-in report before buying carpet work you may not owe
The expensive outcome
A failed checkout costs more than any quote.
The real cost of a cheap clean is not the fee, it is the deduction. A five-week deposit here runs to about £3,013 in Wandsworth and £2,911 in Lambeth on ONS private-rent figures for June 2026, and cleaning appears in 54% of deposit dispute cases on Tenancy Deposit Scheme adjudication data published by the NRLA. Only about 1% of deposits reach adjudication, so this is not a scare. It is simply that when money does get argued about, cleaning is what it gets argued about.
Against a deposit that size, the difference between a thorough clean and a cheap one is smaller than a single line on a checkout report. A visit that skips the oven cavity, the shower screen and the window tracks is the expensive option, and you find that out after the keys have gone back.

Recent feedback from tenants, landlords, and letting agents across South West London.
Really thorough deep clean. The team worked hard throughout and left the property finished to a very high standard. I would happily book again.
We booked an end of tenancy clean and were very pleased with the result. Communication was quick and helpful throughout, and extra effort was made to get everything completed before the tenancy ended.

FAQ
Price questions
What tenants ask while they are comparing quotes.
Is £169 really the whole price?
For a studio in ordinary lived-in condition, yes, and the oven is inside it. The ladder rises with bedroom count and every add-on carries its own published price. The final figure goes in writing before the first cloth comes out, and that is the figure you pay.
Why are some quotes cheaper than yours?
Usually because the job is smaller. The cheapest published two-bed in this field is £145 with the oven charged separately at £65, which is about £210 like for like. Others quote a visit too short to reach checkout standard, or add condition and travel charges on the day. Compare the total, not the headline.
Are you the cheapest in Clapham?
No, and we will not claim it. There are cheaper published numbers in south west London and cheaper ones again quoted over the phone. What we publish is a fixed price with the oven in it, backed by a 48-hour re-clean, that does not change on the day.
Do you add charges on the day?
No. The figure is agreed in writing before we start. Where a property turns out to be in a far worse state than described, that conversation happens on the doorstep before any work begins and you are free to send us away. It never arrives as a line on an invoice.
Can we split the price in a house share?
Yes. One booking, one fixed price for the property, split however the house agrees. A 3-bed at £295 is about £98 each between three.
What is included at the published price?
The full room-by-room checkout clean: kitchen with the oven cavity, racks, trays and door glass, bathrooms descaled, bedrooms and living space, inside cupboards and wardrobes, skirtings, frames, switches, sockets, window tracks and internal glass, then the floors. Every product and machine comes with the crew. Fridge, freezer, white goods, pets and carpet shampooing are published add-ons.
