Size sets the starting number.
Checkout cleaning is priced by property, not by the hour. A studio starts at £169, a 1-bed at £195, a 2-bed at £245, a 3-bed at £295, a 4-bed at £355, and five bedrooms or more from £425. Count the bedrooms and you have the first input.
Per-property pricing is the safer end of the deal for you. An hourly crew that runs out of time leaves you with a half-finished checkout and a full invoice. A fixed price means the scope gets finished, and how long that takes is our problem rather than yours.
Input two: condition
Standard condition is the baseline.
The published prices assume a property in ordinary lived-in condition. Some jobs are not that: three years without a proper clean, a share where five people cooked in one kitchen, a flat where a dog lived on a carpet. We ask about condition at quote time and price it before we start, so the number holds.
Two local things push condition harder than people expect. Thames Water classes its whole supply region as hard, so scale on shower screens, heads, tap spouts and grout is core work here rather than a finishing job, and it wants dwell time rather than pressure. And the conversion stock across this patch, the flats carved out of Victorian houses off St John's Hill and around Abbeville Road, brings sash tracks, tall skirtings and cast radiators that a modern flat simply does not have.
Input three: add-ons
Add-ons, and when you actually need one.
The test for every add-on is your check-in report: you owe the property the condition it was given to you in, not better. The oven is in the base price at every size, so it is never a decision here. That leaves carpets and appliances. If the check-in recorded the carpets as freshly cleaned, or a pet has lived on them, shampooing protects the deposit. If neither is true, keep the money.
One timing note the calculator cannot show you. A defrost has to start the day before a fridge or freezer clean, and shampooed carpets need drying time, so both want booking a day ahead of the checkout rather than on the morning of it.

How the fixed pricing works.
Is the price from the calculator binding?
The calculator is an estimate from the size and add-ons you pick. It becomes binding once photos confirm the condition and we put the number in writing, and after that it does not change.
Do you price per hour?
No, per property. Hourly pricing rewards slow work and leaves you exposed when the hours run out with the oven still to do.
What makes the price go up?
Bedroom count, condition, and any add-ons you pick. All three are settled before the job rather than during it.
Is the price the same across Clapham, Battersea and Balham?
Yes. The ladder does not move by area or by borough, so a 2-bed is £245 in all ten areas we cover, on both the Wandsworth and the Lambeth side. Access costs such as a suspended bay are quoted up front where they are genuinely needed.
What if the property has more than five bedrooms?
Larger shares and HMOs are quoted individually from £425. Send the bedroom and bathroom count and we will confirm a fixed number the same working day.
