The other is the waste route: a business carrying waste away from a property has to be a registered carrier, and the duty of care under the Environmental Protection Act 1990 means the transfer paperwork has to be kept and produced on request. That is the line between this and a deep clean.

Arrival can be in a plain van. On a conversion or mansion-block job that matters, because the stairwell is shared and the neighbours are on the other side of a lath and plaster wall. Suits, respirators with the right filter, double gloves, eye protection and sealed boots go on before the door opens, and the contaminated zone is taped off before anything is cleaned.

Cleaning runs on biocidal and virucidal chemistry rather than domestic product, usually chlorine-based or peroxide-based depending on what is there. Anything porous that has taken up contamination comes out: carpet, underlay, soft furnishings, and in bad cases floorboards or plasterboard. It leaves as hazardous waste, consigned properly, not put in the communal bin store or a hire skip.

Hard surfaces are cleaned, disinfected and checked. Odour is treated with ozone or hydroxyl equipment, which breaks the smell down rather than putting fragrance over it. In a converted house the team will usually want access to the stairwell, and sometimes to the flat above or below, because smell travels the soil stack and the joist voids long before anyone opens a window.

The paperwork at the end is the part people forget to ask for. A clearance certificate plus the waste transfer or consignment notes is what an insurer, a freeholder, a buyer's solicitor or an Environmental Health officer at Wandsworth or Lambeth will want to see, and it is worth filing with the deeds or the tenancy record.
